How much does leak detection cost in South Africa?+
There is no honest published figure that fits every property. Access, the size of the run, whether the leak is under a slab or in a wall, and what has to be opened after the find all change the quote. Send the suburb and what you have already noticed.
How does leak detection work?+
The usual sequence is isolation, a meter check, then following the water. Acoustic work listens for movement under pressure. Thermal work looks for a cold or warm track in a floor or wall. Tracer work is used where the pipe is buried or boxed in. None of those methods is magic; they are ways to reduce how much of the house you open.
Can a plumber do leak detection, or do I need a specialist?+
Some hidden leaks are found on a normal plumbing visit — a weeping geyser tray, a joint in a ceiling void, a toilet supply that only shows when the cistern fills. Others, especially under a slab or in a long buried run, need a dedicated locate before a repair quote. We will say which the job looks like from your photos.
Is leak detection covered by insurance?+
Ask the insurer before anyone opens a floor or a wall. Policies differ on sudden damage, gradual seepage, traces and betterment. We are not claiming approved-contractor status, and we will not tell you a policy will pay.
What are the signs of a hidden leak?+
The water meter still moves after every tap and the geyser are off; a municipal bill that jumped without a change in use; a damp patch that does not dry; a faint hiss in a quiet room; a stain that returns after it was painted. Those are clues. They are not a diagnosis on their own.
Can you find a leak under a slab or inside a wall?+
Under-slab and in-wall leaks are the reason detection exists as a job. The approach is to narrow the path first — isolation, then acoustic, thermal or tracer work as the layout allows — and only then open the surface the find justifies. We will not promise a no-break locate on every property; some finishes have to come up once the wet spot is marked.
How long does a leak-detection visit take?+
It depends on access, whether the house can be isolated, and how long the wet path is. A simple meter-and-listen check is a different visit from a slab followed in stages. The property sets the time.
